Sundaram Alternates crosses ₹1,000 crore-mark with real estate fund IV

Sundaram Alternates, part of the Sundaram Finance Group, announced that it has recently surpassed the ₹1,000-crore milestone in fundraising for its Sundaram Alternative Opportunities Series – High Yield Secured Real Estate Fund IV.

The SA RE Credit Fund IV will primarily focus on South Indian micro-markets, partnering with established developers renowned for timely execution in the mid-market residential segment.

Over the past seven years, Sundaram Alternates has developed a proprietary senior-secured underwriting methodology that emphasises capital protection while ensuring consistent quarterly returns for its investors. Currently, 70 per cent of the fund’s portfolio is deployed, delivering an internal rate of return (IRR) close to 19 per cent, according to a statement.

The fund has drawn a diverse investor base, including institutions, family offices, corporate treasuries, and high-net-worth individuals.

Over the years, Sundaram Alternates, a $850 million alternate assets manager, has deployed over ₹3,200 crore into senior credit, achieving asset-level returns of 18–20 per cent. This performance has consistently provided a robust buffer to deliver mid-teen net returns to investors, said Karthik Athreya, Director & Head of Strategy – Private Credit at Sundaram Alternates.
